01 — The practice

A contractor that thinks like an architect

Most building companies price a drawing and hope it works on site. We spend the first three weeks of every project pulling the drawing apart — buildability, sequencing, lead times, the details that decide whether a house feels expensive or merely new.

The practice has been building in Munster and Leinster since 1994. In that time we have narrowed rather than widened: private houses, substantial extensions, whole-house renovations and the occasional commercial fit-out for clients we already know. We turn down more work than we take, because the only way to protect a programme is to run fewer of them at once.

Our crews are directly employed — carpenters, blocklayers and finishers on our own books, not a rotating cast of subcontractors. It costs more. It is also the reason a reveal line runs true across three rooms and a stair carriage lands exactly where the drawing said it would.

A portfolio is only useful if it shows the awkward ones. Each of these had a constraint that shaped the answer — a boundary tree, a protected facade, a live office underneath.

2024 · Carrigaline, Co. Cork

Ballynoe House

A 340m² family house on a south-facing slope, built in load-bearing masonry with a cut limestone plinth and a bronze-anodised window set. The brief asked for a house that would still look considered in thirty years, so nothing on it is fashionable.

Rathgar Return

A protected Victorian terrace opened at the back with a dark-stained larch return. The original house was repaired properly first — lime plaster, sash boxes, a new roof covering — before a single line of the new work was set out.

Salthill Roof Light

A side-return extension of 41m² that reads far larger than it is, because the entire roof plane above the dining table is glass. Every service in the ceiling was coordinated in 3D before the first slab was poured.

Adare Farmhouse

A stone farmhouse taken back to the walls and rebuilt around modern comfort without losing the thickness of it. Deep reveals were kept, the chimney breasts were kept, and everything that was hiding damp was not.

05 — Extensions

The difference between a room added and a house rethought

An extension is rarely about square metres. It is about where the light lands at four in the afternoon in February, and whether the new part makes the old part better or merely bigger.

Ground conditions first

Trial holes and a drainage survey before design work starts. Foundations are where extension budgets go wrong, and they go wrong on paper long before they go wrong on site.

Structure you never see

Steel is sized, fabricated and painted off site, then lifted in a single morning. Padstones and temporary works are engineer-signed and inspected.

The junction is the job

Where new meets old is what people notice for the next twenty years. We detail that junction — thresholds, reveals, roof abutments — before anything is ordered.

Live-in programme

Most clients stay in the house. We build a dust-sealed boundary, run a separate site entrance and give you a working kitchen for all but two weeks of the job.

06 — Renovations

Drag the line. That is the whole argument

07 — How it runs

Five stages, and you always know which one you are in

The first three stages happen before you are asked for a penny of construction money. That is the part most contractors skip, and it is the part that decides whether the job goes well.

Consultation

We walk the house with you, listen to what is not working, and tell you honestly whether the budget and the ambition are in the same room. No charge, no obligation, no sales visit dressed up as a survey.

Twenty things clients ask before they sign

Answered at the length the question deserves. If the answer you need is not here, the quickest route is a ten-minute phone call — no form required.

01 Cost & contract

How much does a new house cost to build in Ireland right now?

For a well-detailed private house we are contracting between €2,600 and €3,600 per square metre of finished floor area, excluding site purchase, VAT-inclusive. The spread is driven by ground conditions, glazing specification and how bespoke the joinery is. A 250m² house therefore sits somewhere between €650,000 and €900,000 — and the honest answer at first meeting is a range, not a number.

Is your price fixed, or does it move as the job goes on?

Fixed. We price from a full bill of quantities against construction drawings, and that sum is what we invoice against. Prices only change if you change something or if the ground turns up a genuine surprise. Both are quoted, in writing, before the work is built — never presented afterwards as a fait accompli.

Do you charge for the first consultation?

No. The first meeting, the walkover and the indicative cost range are free and carry no obligation. We would rather tell you at that meeting that your budget is €200,000 short than take a deposit and discover it together in month four.

How are payments staged?

Monthly valuations against work genuinely completed and materials on site, certified by your architect or engineer, with a 5% retention released at practical completion and the balance after the defects period. We never ask for a large payment up front.

What form of contract do you use?

For private clients, the RIAI Building Agreement or a plain-English fixed-price contract for smaller works. For commercial projects, the RIAI or GCCC forms as your quantity surveyor prefers. We are comfortable being held to a contract — it protects both of us.

Is VAT included in your figures?

Yes. All figures we quote to private clients include VAT at the 13.5% construction rate. On qualifying renovation work you may also be able to claim under the Home Renovation Incentive successor schemes; we issue the documentation you need either way.

02 Programme & site

How far ahead are you booking?

Typically five to seven months for a new build and three to four for an extension. We deliberately run fewer projects at once than our headcount allows, because the alternative is a crew split across three sites and a programme nobody can defend.

Can we stay living in the house during the work?

For most extensions and attic conversions, yes. We build a sealed dust barrier, run a separate site entrance and keep a working kitchen and one bathroom live throughout. For a whole-house renovation the honest advice is usually to move out — it is faster, cheaper and considerably better for your marriage.

What hours do your crews work?

7.30am to 6pm Monday to Friday and 8am to 2pm on Saturday when the programme needs it. In residential streets we hold noisy work between 9am and 5pm. On commercial jobs we will run early or night shifts to protect your trading hours.

How do I know what is happening week to week?

You get a Monday morning report with photographs, what was completed, what is next and anything we need a decision on. Larger contracts also get a private progress page. Your project manager's mobile number is on the first page of the contract.

What happens if the programme slips?

You are told the week it happens, not the month before completion. Our contracts carry an agreed completion date with liquidated damages, so a slip costs us as well as inconveniencing you. That tends to concentrate the mind on realistic programming at tender stage.

Do you use subcontractors?

Our carpenters, blocklayers, plasterers and finishers are directly employed. We subcontract mechanical, electrical and specialist stone to the same small group of firms we have used for over a decade — all of them insured, tax-compliant and on our approved list.

03 Design, planning & compliance

Do I need an architect, or can you design it?

Both routes work. We have an in-house design team for extensions, renovations and straightforward new builds. For anything architecturally ambitious we would rather work alongside your architect — we build better when someone independent is holding the design line.

Will my extension need planning permission?

A rear extension up to 40m² is generally exempt for a house that has not been extended before, subject to remaining private open space and the height rules. Anything to the front, anything over 40m², or any work to a protected structure needs permission. We confirm the position in writing before you commit to a design.

Do you work on protected structures?

Yes, and it is some of our favourite work. It requires a conservation architect, an early conversation with the local authority conservation officer and a tolerance for lime mortar drying at its own pace. We have completed nineteen protected-structure projects since 2015.

Who handles Building Control and the BCAR paperwork?

We do. Commencement notice, assigned certifier coordination, ancillary certificates and the completion certificate pack — all of it arrives with you in one folder at handover, not as a scramble when you go to sell the house in ten years.

Can you build to passive or near-passive standard?

Yes. Several of our team are Passive House trained, and every new build we complete is airtightness tested. Reaching certified Passive House typically adds 6–9% to the build cost and repays it in running costs and comfort — we will model both options for you.

What BER can I expect?

New builds are delivered at A2 as standard and A1 where the client wants it. Deep retrofits of period houses realistically land between B2 and A3 depending on how much of the original fabric must be retained — we will not promise an A1 on a solid stone wall.

04 After completion

What guarantee comes with the work?

A twelve-year structural warranty on new builds and extensions, a two-year defects period on everything we touch, and manufacturers' warranties on all installed products, registered in your name and handed over in the certificate pack.

How does snagging work?

We snag the building ourselves first, then walk it with you and add whatever we missed. The list is closed before handover, not after. At eleven months we come back unprompted to close out anything the first full heating season has revealed.
